Should I Waive the Inspection Condition When Buying in Kelowna?
Short Answer: Almost never — and only if you know exactly what you’re giving up. The inspection condition is the one subject that tells you what you’re actually buying. Without it, you agree to own every problem in the home, known or not.
1. What the inspection actually covers. A licensed inspector goes through the home top to bottom: roof, foundation, plumbing, electrical, heating, and moisture — the things a showing never reveals. In Kelowna, that also means age-specific issues: poly-B plumbing in 80s and 90s homes, wear on older roofs, and for condos and townhomes, the strata questions no walkthrough can answer — special assessments, insurance gaps, upcoming capital projects.
2. Why it matters in a competitive offer. Waiving inspection can make your offer stand out. But it doesn’t mean the home has no issues — it means you’ve agreed to live with all of them. An inspection that turns up a $20,000 roof problem gives you three options: walk away, renegotiate, or proceed with your eyes open. Without the condition, the first two options are gone.
3. The rare exceptions. A brand-new build under full builder warranty, or a pre-inspected home where you’ve had time to review a recent report with your own inspector. Even then, this is the riskiest trade-off in the whole offer — talk it through with your realtor before you sign.
4. What to do instead. Keep the condition and keep the timeline tight — 7 to 10 days is the Kelowna norm. Pre-book your inspector before you write the offer so the deadline never slips.
