Can I Negotiate the Price of a Home in Kelowna?

Can I Negotiate the Price of a Home in Kelowna?

Short Answer: Yes — and right now the market is on your side. With 8–10 months of supply across the Central Okanagan, sellers are far more open to a deal than they were a few years ago. September 2026 sales show homes closing a few percent under asking: roughly 97% of list for houses and 96–97% for condos.

1. This is a buyer's negotiating market. A buyer's market means choice and time sit with the buyer. When there are 9-plus months of condo supply and homes take 46–62 days to sell, sellers compete for attention — and that shows up as price flexibility, seller-paid closing costs, or both.

2. The average is only a starting point. Sale-to-list ratios of ~97% are averages, not rules. Homes sitting 90+ days, listings with multiple price reductions, and sellers carrying a timeline — a purchase already made, a move lined up — often sell well below the average. These are the listings where a real negotiation can move thousands.

3. Where the leverage runs out. A well-priced home that just hit the market leaves little room. Lowballing there usually costs you the home rather than saving you money, and in a sought-after neighbourhood or a scarce property type, the seller may not need to move at all. The trick is knowing which listing you're looking at.

4. How strong offers are built. Negotiate on evidence, not instinct. Anchor the first offer to recent comparable sales — not to the list price — read the seller's timeline from the listing details and days on market, and keep the other terms (subjects, dates, deposit) clean so the price can do the talking. The strongest deals are won before you write an offer: on the right comparable set.
